High-ticket closing · English y Español
I close calls for training, investment and real estate offers. Sixty-two calls taken and forty sales between June and August 2026 — same team, same offer, a 64.5 % close rate held across three launches in a row.
When a prospect asks about real returns, financing, or how they get out of a deal, the answer doesn’t come from a script. It comes from twenty years of having been on that side of the table.
01 · Working with US teams
The usual objection to a closer outside the country is paperwork and overlap. Neither one applies here.
Native Spanish, bilingual English. Real Estate Sales Agent licenses in Florida and Texas and RMLO in Texas, held in their time and inactive today.
02 · Closing
Closer on a B2C applied-AI training program sold to freelancers and small business owners. Ticket €1,890, roughly $2,100. Three launches: June 7, July 9 and July 28, 2026.
| Launch | Booked | Taken | Sales | On booked | On taken |
|---|---|---|---|---|---|
| June 7 | 34 | 16 | 8 | 23.5 % | 50.0 % |
| July 9 | 51 | 27 | 20 | 39.2 % | 74.1 % |
| July 28 | 29 | 19 | 12 | 41.4 % | 63.2 % |
| Total | 114 | 62 | 40 | 35.1 % | 64.5 % |
€53,000 cash collected across the three launches, about $59,000. Most of each launch’s calls fall in its first week; the July 28 launch ran into early August. Leads were inbound and pre-qualified, from paid traffic.
03 · Why a prospect gives me the conversation
This is not a separate career to list elsewhere. It is the reason the conversation keeps going once the objection stops being the price and becomes the risk.
04 · How I work
Structured questioning, built on NEPQ and cognitive dominance: what is going on, since when, what they have already tried, and what it costs them to stay where they are. If the conditions are not there, there is no pitch. I say so and shorten the call instead of presenting for forty minutes.
Price and everything that sits outside it in the same sentence, no circling. Then stop talking and let the silence do its work. If it sounds high, I don’t defend it with features or reasons. I put it next to what doing nothing is costing them, and next to the return they expect to get.
Before showing anyone else’s result, they need to hear that someone else’s result does not guarantee theirs, because no two people are the same. If the program fits what they are looking for, what decides the outcome is their own commitment, alongside the content, the tools, the support and the guarantee. After that, if there is something to check — phone numbers of comparable clients, verifiable references — I hand it over so they can check it without me listening. The guarantee gets read out on screen, and what it does not cover gets said before they ask.
End of day with the pipeline, the real reason behind every no, and the next step with a date on it. Plus an audit of my own calls against a ten-block rubric with the root error named. That is what makes month two better than month one.
05 · Track record
06 · Scope
Forty closes at a 64.5 % close rate on a €1,890 program, in launch format and at high call volume. Plus twenty years running companies, negotiating and operating real estate in two countries, with my own money and other people’s.
I spent a month on a B2B team selling at a €12,000 to €24,000 ticket and closed nothing. It is worth saying what those calls were: I booked twelve of the fifteen myself during the ramp-up, and most of them were leads that did not qualify on revenue.
Even so, the reason that matters is the one I found listening to myself. I arrived on that team without the preparation that ticket asked for, and out of habit I was arguing from logic instead of asking more and letting the other person arrive at their own conclusion. That correction is how I work now.
I would rather you hear it from me. I keep the audits of those calls, written up one by one; if you want to see them before deciding, I will show you.
